The zen 400 sq. ft living/dining hall with its harmony of grey hues, with travertine floors and slate veneer walls, calms your nervous system as you enter. The view of the pool through three sides of sliding glass doors that blend indoors and outdoors, entices you to step out and jump in the pleasant water!

SUNLOUNGE

The spacious 170 sq. ft semi-outdoor sunlounge allows you to be immersed in nature, yet still protected by mosquito screens. You and your party have ample space to spread out:

2ND DINING AREA:

Accessed from the Dining Room through sliding glass door, this 170 sq ft semi-outdoor space has 2 glass and 2 mosquito screen walls, allowing you to be immersed in nature, yet protected.

In total, 18 people can savour a sit-down meals in style. Use the COVERED VERANDA facing the pool, as well as additional POOLSIDE SITTING AREAS, both equipped with tables and chairs, for al fresco dining, a BBQ under the stars, or simply to sip a quiet cup of chai.

YOGA/SEMINAR SPACE

A 300 sq ft semi-outdoor space enclosed in frosted glass and mosquito screens and surrounded by heliconia. It invites you to practice yoga, meditation and is suitable for seminars also.
(Please bring your own yoga mat and equipment.)
Yoga classes for groups can be organized for you!

KITCHEN

Fully equipped, can be used by guests for reheating and cooling food only. It contains:
– a water filter,
– a fridge/freezer
– a stove
– a microwave
– pots and pans

– kettle
– dishes, glasses, silverware, melamine and plastic dishes and glasses for outdoor use.

FOOD

– Be spoiled by your own INHOUSE CHEF who prepares the meals according to your preferences!

– BBQ: can be booked ahead of time. (Barbecue facilities will NOT be available during the monsoon season.)

ELECTRICITY

We are in a rural area. In case of a power outage:
– Solar panels charge the batteries for about 6 hours of use (lights and fans, not A/C).
If the outage persists beyond that, you can request the:
– 7.5 kva generator to be turned on at an extra cost of Rs 250 / hour.

NOTE:
The house is well insulated and requires cooling in the hot season only. If you use A/C, ensure all doors and windows are closed, and please do turn it off when you leave the room.
For your own health, enjoy the fresh oxygenated air instead of the air-conditioning whenever possible!

ONSITE STAFF

– Our staff will welcome you, show you around and answer your questions.
– Staff is available at reasonable hours from 9.00AM to 9.00PM (beyond only in case of an emergency); they reside within the property outside your fenced off area.
– They take care of housekeeping, pool and property maintenance, opening the locked entrance gate, and any questions and emergencies. They can serve your meals. Running errands is NOT part of their job description.

Enclosed parking space for 4 cars is available for you and your party.

– A stone path guides you on a leisurely stroll through the odorant jungle garden.
– Stop at yet another garden bench on the way to take in the view of Irshalgad right behind the orchard.
– Watch the sunset from a tiled sitting area on the west side of the pool, protected by a mango tree and bordered by Champa, heliconia and bamboo grass;
– this is also the designated smoking area.

GUEST ACCESS

– The entire fenced-off 1 acre property can be used and is dedicated entirely to you and your party.
– The locked closets in the corridor and in Room 1 are NOT part of the rental.

NOTE:
– Depending on the season, you may encounter frogs, crabs and perhaps sight a snake. The former are harmless, the latter usually too.
– This hideaway is about reconnecting with and living in harmony with nature. Being in an ecological orchard, we do not use harmful pesticides, neither in the fields nor in and around the house.

DAMAGE DEPOSIT

– Refundable security deposit of INR 10,000 collected upon arrival.
– Refunded upon check out provided that the total number of guests remains unchanged, the checkout time is adhered to, and no damages are incurred by guests.

NOTE:
• INR 2000 penalty for breaking the house rules, incl. not wearing proper swimwear in the pool.
• INR 10,000 fine for smoking in the house, including bathrooms.

The management’s / owner’s decisions are final and binding.

NOT ALLOWED
• Smoking, incl. hookah, is strictly forbidden inside the villa (incl. bathrooms), and only allowed in restricted outdoor areas. A Rs 10,000 fine is imposed for smoking indoors (having to wash all our curtains and cushions and possibly the sofas because of the smell costs us much more than that).
• Illegal activities, including the possession or use of drugs/narcotics and weapons, are not allowed on the premises and result in eviction. The management retains the authority to report such activities to the local authorities.
• No glassware in and around the pool. No food or drinks in the pool.
• Swimming costumes are mandatory in the pool; no regular clothes are al-lowed. If you don’t bring your swimming costume, refrain from using the pool. Penalty of INR 2000 for not following swimming pool regulations.
• No outside visitors are allowed.
– Outside vendor for any events at the property are only allowed with prior permission.
• No loud parties; no stag parties. Being in a serene surrounding loud noise, crackers, external / heavy sound systems are not permitted. Guests can avail of the provided speaker.
– While the farm is animal friendly, PETS ARE NOT allowed. Our security guards consist of our farm dogs. Keep the green netted gates closed so as not to invite them into your space. Please do NOT feed them!

IMPORTANT – YOU ARE IN NATURE!
– This is an organic farm, hence expect insects, which in turn attract birds! The house features mosquito screens in front of every door and window. Simply keep them closed to prevent insects and critters to enter the house!
– Our ecological farmhouse is for people who want to be connected to nature and experience it in its full glory. We do NOT recommend it to people who are looking to replicate a city experience.
– Be cautious while walking on the pathways during the rainy season as they can become slippery.
-Being on a farm surrounded by wet areas, a lake, farmland, and jungles, the visit of crabs and frogs is likely, and snake encounters are possible. In such a situation, step away calmly. For your safety, please inform our staff of any sightings. There will be NO REFUND for an animal encounter in or around the villa.

We strive to offer you a lovely and relaxing stay. Remember that you are booking and paying for a private holiday home, not a hotel. Please consider booking with a commercial establishment if you expect the resources and infrastructure of a hotel with a 24-hour room service. In exchange, however, you will be offered your own holiday home and resort pool in complete privacy in a serene and healing environment!

We keep investing in upkeep and improvements, but the rains are heavy in this area and cause more damage than in less extreme surroundings. Please accept normal wear and tear before booking.
